Why Waiting Will Cost You More

Lately I have heard a lot of buyers say they will wait for rates go down before they buy. While that might seem like a good idea, it is NOT! Here’s why…

  1. Competition. If you think competition is steep now, just imagine how many more buyers will be in the market if they are all waiting for rates to go down.
     
  2. Prices. When rates go down, prices will go up. If you feel you are overpaying for a house now, just wait a few months and you will be paying an even higher purchase price for that same house. Lower rates mean that buyers can afford a higher purchase price while they maintain the same monthly mortgage amount.
     
  3. Rates. Many lenders are offering incentives, including fee-free refinances as an incentive to purchase now. Buyers may pay a higher rate for the time being, but they can refinance when rates drop and reduce their mortgage payment.

More buyers actively looking = More offers on houses

More offers on houses = More bidding wars

More bidding wars = Increased sales prices

Despite rates being higher, purchasing now could save buyers a lot of money and the stress of an even more competitive market.

How to Make Buyers Feel Right at Home

You only have one chance to make a first impression, so be sure to make the best impression possible. If you want to command top dollar and get your house sold quickly, you need to not only hire the best Realtor, but also prepare your house for sale.

People do not want to move in to a house that looks used, worn-down and in need of major TLC. They want to buy a house that speaks to them as soon as they enter the front door.

Here are 10 simple, inexpensive tips to show off your house and have buyers envision themselves living there:

  1. Keep a clean house. Vacuum, dust, make the beds, clean the bathrooms, don’t leave dishes in the sink.
  2. Fresh smells. Take out the trash daily, clean the bathrooms, don’t let the laundry pile up, deodorize all pet smells, don’t smoke indoors.
  3. Curb appeal. Mow, weed, mulch and plant flowers.
  4. First impressions. Buy a new welcome mat and hang a new wreath on the front door.
  5. Furniture. Rearrange furniture to best show off the rooms and to emphasize the space.
  6. Depersonalize. You want potential buyers to be able to picture themselves living in your house.
  7. Set the table. Put out place setting and add a centerpiece (fresh or fake flowers, fruit, etc.) to the dining table.
  8. Spa. Create a spa-like setting in the bathrooms with soaps, candles, plush towels. Buy a new shower curtain, liner and bath mat.
  9. Declutter and get organized. Start boxing up items you don’t need, empty out closets so they appear more spacious, put your personalize items away.
  10. Add textures and color. Place accent pillows and drape a throw on your sofa, put a quilt at the end of your bed, bring greenery indoors (even if it is fake).
